What is help-to-buy valuation?

Help-to-buy valuation is an independent valuation from a RICS registered valuer for a property bought with help-to-buy scheme. Help-to-buy scheme is introduced by Government to help first time home buyers. Under this scheme the government lends up-to 40% of the cost of property to eligible home buyers.

In a scenario, where home owner decide to repay loan, remortgage house, or sell the property, an independent valuation from a RICS registered valuer is needed.

Why do I need a help-to-buy valuation?

Help-to-buy valuation is needed to get an independent assessment of market value of a help-to-buy home. The government appointed administrator or housing association requires home owner to provide a valuation report from an independent surveyor, who is RICS (Royal Institute of Chartered Surveyors) registered valuer.

The independent valuation helps to calculate the amount that needs to be paid back.
